Ball Park Value

If you're seeking a rough estimate of your home's value, I can assist you without the need for an inspection. Simply provide me with photographs of your property and complete a comprehensive questionnaire regarding its features. In return, I will supply you with a list of three recently sold comparable properties in your area.

You will receive an in-depth analysis of how the market values the positive attributes of your home, as well as a comparison with similar properties. Additionally, I will offer recommendations on how to showcase your property's amenities and characteristics to maximize its value. The estimated value will be within a $20,000 range of the current market rate.

  • Most useful for those who are looking to sell their home within the next year and still have time to make the necessary repairs in order to get the most out of the sale.

Base Price: $400 within the Anchorage Municipality (travel fees would be extra depending on distance). Fees may be added for multi-family residences or large/complex properties.


Today’s Market Value

This package includes a comprehensive in-person assessment of your property. Following the inspection, you will receive a detailed report that outlines 3-6 comparable closed and/or active sales of properties similar to yours. The report will provide insights into how your property stands in the market and recommend strategies for enhancing its value.

Additionally, upon request, we can conduct a Cost Analysis to establish a replacement value for your property. If your property generates rental income, we can also perform an Income Analysis, (This analysis will also include an opinion on the fair market rent for comparable units).

  • This package is best for adding a home to a Legal Trust, appealing a municipality assessment of value or an appraisal needed for a divorce settlement that involve property.

Base Price: $800 within the Anchorage Municipality (travel fees would be extra depending on distance). Fees may be added for multi-family residences or large/complex properties.


“As is” & “As Improved”

This package includes a comprehensive in-person inspection of the property as it is TODAY. Following the inspection, you will receive a report containing three to six comparable closed and/or active sales of properties similar to yours on the date of the inspection. SECONDLY, you will receive a second report for the value of your property once the renovations are made that include a second set of three to six comparable closed and/or active sales of properties similar to yours as it will be once the improvements are completed.

In both instances, you will receive a detailed report assessing how your property measures up and outlining strategies to enhance its value. Upon request, a Cost Analysis can be conducted to determine the replacement value, or an Income Analysis if your property generates rental income (This analysis will also include an opinion on the fair market rent for comparable units).

  • This package would be best if you are a contractor or builder that is looking to flip a home and want to get a picture the possibility of the level of return on an investment.
